Landscape packages are increasingly central to planning approval rather than peripheral to it. Conditions relating to biodiversity, surface water management, tree protection, access, boundary treatments, lighting control, and long-term maintenance are now routinely attached to commercial and residential consents. In many cases, these must be discharged prior to commencement or occupation, meaning delays or ambiguity in landscape documentation can directly affect programme and revenue.

At Landcraft, we treat planning compliance as a technical interface rather than a paperwork exercise. Our role is to interpret approved drawings, decision notices / officer reports, ecological assessments, drainage strategies, and arboricultural documentation, and to translate those requirements into buildable, maintainable landscape solutions.

This includes reviewing:

  • Pre-commencement and pre-occupation conditions
  • Section 106 landscape or habitat commitments
  • Biodiversity Net Gain metric outputs and habitat classifications
  • Approved SuDS strategies and attenuation calculations

A common failure point in development is misalignment between approved documentation and installed works. Minor deviations in planting mix, surface specification, or habitat type can trigger non-discharge of conditions or require remedial works. We therefore coordinate specification, procurement, and sequencing to ensure alignment between approved submissions and site delivery.

Where Biodiversity Net Gain applies, compliance extends beyond planting installation. Habitat types must correspond to metric calculations, establishment must meet defined criteria, and management plans often span 30 years. We work alongside project ecologists to ensure habitat creation is both policy-compliant and practically maintainable, reducing risk of future enforcement or financial liability.
